Meet Milwaukee’s Expert of the Month: David Eyrise

We asked him to share some of his expertise on Milwaukee real estate.

DAVID EYRISE HAS been in metro Milwaukee real estate for over 30 years. In 2018, he started the David Eyrise team with M3 Realty, a family-owned boutique firm. We asked for his insight into Milwaukee’s real estate market. 

Milwaukee Magazine: What are some of the hottest neighborhoods in metro Milwaukee?

Wauwatosa and the North Shore are extremely hot. We’re seeing homes from $200,000 to $2.5 million going within a week. Bay View is still a very hot market. People have renovated those older homes there, and it’s a young professional’s market now. Brookfield and Elm Grove are always popular with families because of the school district. Lake Country has lagged a little behind, but it’s coming around again – prices are skyrocketing over there. In the last two years, we’ve seen a push of people coming toward Downtown. A lot of the baby boomers are retiring empty-nesters, so they’re buying condos Downtown for the walkability.

Are there any deals to be had?

If you’re looking for something that you want to put money into, there are some deals. But with the shortage of home inventory and the low interest rates, this market is a perfect storm. The average sale price, right now, is 99% of asking. I’ve gone through many different markets in my time. I’ve gone through boom times and through major recessions. I have the knowledge of how these things play out. I can guide people through the pitfalls and positives of this market.
